You requested that we
design repairs to the building and provide plan specifications for two new taller storefront
windows and one new entry door. Our design is based on the Prescriptive Compliance
Method included as Chapter 4 of the IEBC. Our repair drawings titled,"State Farm Office
Vehicle Impact Damage Repair"(originally dated January 8,2020,with Revision I dated in
February 2020)include specifications for new building elements that are intended to meet
the current code requirements but are limited to;energy efficient windows,an energy
efficient door with ADA hardware and new wall framing. Reviews of the building's overall
lateral and gravity systems have not been made, nor have global upgrades for structural or
accessibility elements been included in the design.
OBSERVATIONS
The subject building is a one-story,wood-framed structure situated along the sidewalk that
parallels the east side of Broadway Avenue in Everett, Washington. The building has
overall dimensions of 50' by 30',with the long axis oriented in the east-west direction. The
vehicle impacted the southwest corner of the building. The damage is as follows:
• Approximately 2' of the full height wall framing is damaged along the south end of
the west wall and adjacent to an existing window.
• Approximately 4' of wall framing is damaged along the west end of the south wall.
SUBSTANTIAL STRUCTURAL DAMAGE
Substantial Structural Damage is defined in Section 202 of the IEBC as...
A condition where one or both of the following apply:
1. In any story, the vertical elements of the lateral force-resisting system have suffered
damage such that the lateral load-carrying capacity of the structure in any
horizontal direction has been reduced by more than 33 percent from its pre-damage
condition.
2150 NORTH 107n STREET,SUITE 320 I SEATTLE,WASHINGTON 98133
192s1 Iv code 2/5/20 www.patenpleeh.com I PIE 216-281-7500
1
