• • <br /> 2. The capacity of any vertical gravity load-carrying component, or any group of such <br /> components, that supports more than 30 percent of the total area of the structure's <br /> floor(s) and roof(s) has been reduced more than 20 percent from its pre-damage <br /> condition and the remaining capacity of such affected elements, with respect to all <br /> dead and live loads, is less than 75 percent of that required by this code for new <br /> buildings of similar structure,purpose and location. <br /> It is our opinion that the impact damage is not considered substantial structural damage per <br /> the IEBC since the damaged elements account for: <br /> 1. Significantly less than 33%of the vertical elements of the lateral force-resisting <br /> systems. (2'of damaged wall accounts for approximately 1 1%of the lateral force- <br /> resisting system in the north-south direction,and 4' of damaged wall accounts for <br /> approximately 5%of the lateral force-resisting system in the east-west direction.) <br /> 2. Significantly less than 30%of the vertical elements of the gravity load-carrying <br /> components supporting the roof/floor. (The damaged wall sections support a total of <br /> approximately 4%of the roof area.) <br /> REPAIRS <br /> Section 404 of the IEBC applies for the repair design of this building. Since the damage is <br /> considered less than substantial structural damage, Section 404.4 of the IEBC states, <br /> "...repairs shall be allowed that restore the building to its pre-damage state. New structural <br /> members and connections used for this repair shall comply with the detailing provisions of <br /> the International Building Code... " Therefore,we are not required by code to review and/or <br /> upgrade the building or the front of the building for lateral or gravity forces. Our <br /> recommendations for the repair include removing the damaged framing elements, installing <br /> new wall framing/sheathing,and installing new anchor bolts that are detailed to comply with <br /> the 2015 International Building Code(IBC). <br /> ALTERATIONS <br /> Alterations to the front(west side)of the building are as follows: <br /> • Remove the brick along the front(west side)of the building. <br /> • Remove the existing windows(7'-6"wide by 3'-4"tall and 8'-9"wide by 3'-4"tall) <br /> and install new energy code compliant windows that match the building's original <br /> window configuration (7'-6"wide by 6'-0"tall and 8'-9"wide by 6'-0"tall). <br /> • Remove the existing entry door and install a new code-compliant entry door to match <br /> the existing size. <br /> • Install new wood siding. <br /> Section 403 of the IEBC applies for the alterations. There are no changes in the gravity or <br /> lateral load carrying characteristics of the building based on the installation of the new <br /> windows or door. The windows are being reinstalled to the size that existed when the front <br /> of the structure was originally constructed. We have noted on our design drawings,however, <br /> that if no header is found over the windows,then a new header should be installed. We are <br /> specifying that the new windows and door meet the energy code requirements of the 2015 <br /> Washington State Commercial Energy Code. The new door shall have ADA compliant <br /> hardware. No other requirements of Section 403 apply. <br /> 19251 1[r code.2/5/20 <br /> 23 <br />
