47' <br /> PLANNING DIRECTOR DECISION <br /> WWII 18-002 <br /> April 18,2018 <br /> The City of Everett Planning Director grants APPROVAL of 'a request by Brooklyn Bros. <br /> Pizzeria, Inc. to allow the property located at 2804 Grand Avenue Suite 100 to be used as a <br /> commissary kitchen. Approximately 1,400 square feet of space will be converted into a kitchen to <br /> mix dough with walk-in coolers and sinks. The space does not have direct street frontage and is <br /> accessed mainly from the alley. The property is located in the B-3 zone where "food product <br /> processing"is not'a permitted use,however EMC 19.22.030 allows for basement or other spaces in <br /> the existing buildings in the B-3 zone,to be considered for uses that are not otherwise permitted. <br /> The following conditions shall apply: <br /> 1. Construction permits are required for the change of occupancy. All construction permits, <br /> inspections and fmal approvals are required from the City of Everett Permit Services at.3200 Cedar <br /> St. 2"d FL,Everett,WA 98201. Checklists and applications can be obtained in the office or at <br /> wwr.everettwa.gov/permits. <br /> 2. Fire Suppression (Sprinkler) System - An approved automatic suppression system shall be <br /> provided as required by City Ordinance No. 3021-07, EMC, Chapter 16.76. See details in Fire <br /> Department comments below. <br /> Fire Alarm System-An approved automatic fire detection system shall be provided as required <br /> -by-City Ordinance No. 3021-07, Chapter 16.76, of the Everett Municipal Code. Plans for such <br /> system shall be submitted to Permit Services for review and approval prior to installation. See <br /> details in Fire Department comments below. <br /> Evaluation Criteria-The following criteria were used as the basis for approving,denying, or <br /> conditionally approving the request to allow the use not otherwise permitted in the B-3 zone. Any <br /> proposal that gives the outward appearance of a use or activity that is incompatible with the intent <br /> and purpose of the B-3 zone shall be denied: <br /> 1. Traffic generated by the proposed use. <br /> Findings: The applicant anticipates that there will be one delivery to the facility weekly and daily <br /> deliveries from the facility. <br /> Conclusions:No adverse impacts on traffic are expected. <br /> 2. Noise generated by the proposed use. <br /> Findings:This facility will not generate noise that could be heard from outside. <br /> Conclusions: The facility is required to adhere to the City of Everett Noise Control Chapter, <br /> Chapter 20.08 of the Everett Municipal Code. <br /> REV 1118-002 <br /> erFTOTO <br />
