Mr. Miles Walker
BNH Architects, P.S.
Plan Check Number: B1801-036, First Review
February 23, 2018
c. The transverse reinforcement shall include cross-ties as required by ACI 318-14 Sections
10.7.6.1.2 and 25.7.2.3.
10. Details 3/AF1.0 and 4/AF1.0 do not appear to include dowels between the new and existing
slabs. Dowels are recommended to minimize settlement between the slab edges. See IBC
Section 1808.2.
11.The second floor 3x13.25 beams have been evaluated considering a live load of 30 psf per
pages 1-2 of the structural calculations. The load conditions on the beams have changed and
appear to be higher due to concentration of applied loads. Existing framing shall meet the
requirements of the IBC per IEBC Section 807.4. It appears the second floor is used for office
space and shall be designed for a 50 psf live load and 2,000 lb concentrated load per IBC Table
1607.1 Item 22. In addition, the design shall include a 15 psf partition load per IBC Section
1607.5. The design shall consider the unbraced lengths along the stairway opening unless
lateral restraint is provided. Note that if the second floor diaphragm consists of straight
sheathing oriented parallel to the beam, nailing to the sheathing will not provide adequate
restraint. Revised calculations substantiating the design should be submitted for review.
Calculations verifying the capacity of the connections to the existing columns should also be
submitted for review. See IBC Section 1604.1.
12. Detail 5/AF1.1 indicates that the lower stairway is effectively constructed of 5.5-inch deep
wood joists at 12-inch spacing. The stringers do not appear adequate considering the
minimum clear span of 7.5-feet per Section 1/A8.1, and dead and live loads of 15 psf and 100
psf, respectively. Documentation substantiating the design of the stringers should be
submitted for review. The design should also evaluate the 300 lb concentrated load per IBC
Table 1607.1 Item 30.
13.The structural documents do not appear to include a design for the second floor stairway
shown in Plan 5/A8.1. Details for the stairway should be included in the structural plans.
Calculations substantiating the design should be submitted for review. See IBC Sections
1603.1 and 1604.1.
14.The structural drawings appear to be missing nailing between the floor sheathing and the
framing. See IBC Section 107.2.1. Nailing should be specified in the following locations:
a. Plan 1/AF1.1: New mezzanine floor at elevator. Sheathing must also be specified.
b. Plan 1/AF1.1: Existing sheathing to new framing.
c. Plan 2/AF1.1: Existing sheathing to existing and new framing.
d. Sections 3/AF1.1,4/AF1.1, and 5/AF1.1: Landing and steps.
15. Plan 1/AF1.1 shows a new GL5-1/8x16-1/2 beam spanning parallel with the existing joists.
The purpose of and loading conditions on the beam are not clear. The beam does not appear
to be included in the structural calculation package. Documentation substantiating its design
should be submitted for review. See IBC Section 1604.1.
(e4of6)
CITY OF EVERETT• 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax(425) 257-$857
