Plans <br /> 2/AF1.1, 1/AF1.1, and 2/AF1.1 should be revised to include headers. Calculations <br /> substantiating the design of the headers should be submitted for review. See IBC Sections <br /> 1603.1, 1604.1, and 2304.3.2. <br /> 17.The design appears to require jamb studs at multiple locations to support beams. Locations <br /> include, but are not limited to, the elevator headers and the GL 3-1/8 in Plan 1/AF1.1. A detail <br /> should be added to the drawings. See IBC Section 1603.1. <br /> 18. Plan 1/AF1.1 shows new GL5-1/8x12 headers that appear vertically-aligned under the existing <br /> floor sheathing to support the new 2x12 joists with face-mounted connections. It appears that <br /> similar connections will be required for the existing joists on the opposite face. The structural <br /> design should be reviewed and revised as needed. See IBC Section 1603.1. <br /> 19. Details and calculations should be provided for multiple framing connections to substantiated <br /> their design. See IBC Section 107.2.1 and 1604.1. Connections requiring additional <br /> documentation include, but are not limited to, the following: <br /> a. Plan 1/AF1.1: GL5-1/8x12 to wall framing and existing post. <br /> b. Plan 1/AF1.1: GL5-1/8x16-1/2 to existing exterior and interior walls. <br /> c. Plan 2/AF1.1: GL5-1/8x16-1/2 to existing exterior wall and existing beams. <br /> 20. Detail 5/AF1.0 shows details for the connection of the elevation shaft to the existing roof <br /> framing. See IBC Sections 107.2.1 and 1603.1. The following comments should be addressed: <br /> a. The detail appears to indicate the existing joists are oriented in the north-south direction. <br /> However, based on the second-floor framing, it appears likely that the joists span east- <br /> west. The orientation should be verified and the connections on the north and south walls <br /> revised as needed. <br /> b. Blocking appears to be provided between the existing joists to provide continuity with the <br /> roof diaphragm. Nailing requirements should be provided. In addition, it is not clear how <br /> the roof nailing will be performed through the existing roofing system; this should be <br /> clarified. <br /> c. The existing detail appears to generally represent conditions on the east and west wall, <br /> sans the hoist beam and post. The detail should be retained and revised as appropriate, <br /> and references added in Plan 2/AF1.0. <br /> d. The detail appears to require SDS screws for the full height of the post in addition to the <br /> six screws installed at the top. The note should be revised for clarity. <br /> 21.The design appears to have walls that cantilever from the floor system in multiple locations, <br /> including but not limited to the first story stairway, mezzanine lobby, and second story opening <br /> for the stairway. Details for the walls should be added to the drawings. Calculations <br /> substantiating that the walls satisfy the loading criteria of IBC Sections 1607.8.1 and <br /> 1607.8.1.1 should be submitted for review. See IBC Sections 1603.1 and 1604.1. <br /> 22.The interaction of the east elevator shaft wall and the existing second floor framing in Plan <br /> 1/AF1.1 does not appear consistent with the west wall. A detail for the wall-to-floor connection <br /> should be included in the drawings. Calculations substantiating the connection should be <br /> submitted for review as needed.
