The project involves Level 2 Alterations to the building per IEBC Chapter 8. Accessibility <br /> improvements per IEBC Section 705.2 shall be included in the project. Potentially inaccessible <br /> elements include, but are not limited to, the Vestibule and Restroom #122. Where the building <br /> is made to be less than fully-accessible per one of the exceptions, documentation <br /> substantiating the limited accessibility improvements shall be submitted for review. See IEBC <br /> Section 806.1. <br /> McVey Oakley Design Studio (MODS)response: Section 705.2 of the IEBC refers to alterations <br /> affecting an area containing a primary function. This includes toilet facilities serving the area of <br /> primary function. Restroom 122 is an employee restroom serving the kitchen, office, and <br /> breakroom/lockers. Because the primary function of the restaurant is the dining areas and not <br /> the staff kitchen, the employee restroom 122 is not serving the area of primary function, <br /> therefore we believe it is not subject to section 705.2. <br /> Per revised drawing A 3.1, restroom 122, as well as the kitchen office and employee areas are <br /> not part of the alteration and are not having any work done to them as part of the interior <br /> renovations. The other kitchen areas will be receiving new tile floors only. Even if it is <br /> determined that the kitchen is an area of primary function, because the kitchen, itself, is not <br /> being altered(other than new tile), employee restroom 122 is not subject to section 705.2, as <br /> part of this alteration. <br /> Please note that per exception 1 in section 705.2, the costs to provide accessibility alterations <br /> for Vestibule 101 and any other areas serving or along the accessible route to the primary <br /> function are not required to exceed 20% of the costs of the alterations affecting the area of <br /> primary function (i.e. the dining area). That being said, per the revised drawings, Vestibule <br /> 101 will be modified to comply with accessibility requirements. Existing Restrooms 105 and <br /> 106 have been updated on the plan drawings to show as-built conditions. (The previous plans <br /> relied on erroneous old drawing information). <br /> 2. Sheet A3.1 shows new exterior concrete ramps and stairs. The overall dimensions of the <br /> egress systems shall be specified, including but not limited to: plan dimensions, stair rise and <br /> run, landing length, slope, and elevation heights of the existing and new surfaces. See IBC <br /> Sections 107.2.1, 1011, and 1012. <br /> MODS response: See Sheet A 8.1. <br /> 3. Continuing with the previous comment, new guards and railings are required for the new <br /> egress systems. Details showing the required construction of the guards and railings shall <br /> provided in the construction drawings.
