Section C/A6.2 shows the structural modifications to support the new fire place. See IBC <br /> Sections 107.2.1 and 1603.1. The following comments should be addressed: <br /> a. New blocking is shown below the fire place between the first and second joist. Verify if <br /> blocking should also be provided between the first joist and the wall. <br /> b. The extend of blocking along the fireplace should be specified. <br /> c. A portion of the fireplace extends over the new overframing per Sheet A3.1. Verify if <br /> blocking is required in this area. <br /> d. Verify if new hangars are required at each end of the sistered joists. <br /> 3. Demolition Notes D1 and D7 indicate that the existing wall framing will be demolished and <br /> reframed. Elevations and details for the wall reframing shall be provided in the construction <br /> drawings for review. The framing shall be provided with protection against decay per IBC <br /> Section 2304.12. See IBC Sections 107.2.1 and 1603.1. <br /> 4. Sheet A3.1 shows new concrete ramps and stairs. Partial plans and details shall be provided in <br /> the construction drawings showing the required construction. The required material properties <br /> shall be specified (e.g., concrete strength, etc.). See IBC Sections 107.2.1, 1603.1, and <br /> 1901.5. <br /> 5. Sheet A3.1 shows a new pony wall at the northwest corner of the building. The wall shall be <br /> design for the guard loads per IBC Section 1607.8. Details for the construction of the wall shall <br /> be provided in the construction drawings. Calculations substantiating the design of the wall <br /> and connections to the existing structure shall be submitted for review. See IBC Section <br /> 1603.1 and 1604.1. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
