USE PERMIT <br /> REVIEW PROCESS I#15-015 <br /> September 11,2015 <br /> Applicant: Riverside Lofts LLC <br /> 1806 Marine Drive NE <br /> Marysville, WA 98271 <br /> Location: 2916 State Street <br /> Existing Use: Warehouse with six off-street parking spaces. <br /> Proposed Use: Convert the 35,292 square foot warehouse building into a Tier 1 production and <br /> processing facility. <br /> Zoning: C-2,Heavy Commercial—Light Industrial <br /> A permit for the above described change of use is hereby granted with the following conditions <br /> that must be met prior to use: <br /> PUBLIC WORKS REQUIREMENTS <br /> Kirk Brooks(425)257-8814 <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, showing. <br /> site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, <br /> and all required improvements in the public right-of-way. Public Works Department approval of <br /> these drawings is required prior to any permits being issued. All improvements shall be completed <br /> before approval is granted. <br /> 2. Initial indications show that street improvements for this project based on Ordinance 555-78 are <br /> not applicable due to valuation. Street improvements will be required to the State Street frontage <br /> if construction costs exceed 50% of the facility's present market value. <br /> 3. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. <br /> 4. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 5. This project must comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 6. Special charges for connection to the sewer and water systems in accordance with Ordinance <br /> 1998-94 and subsequent revision are applicable. These charges are based on projected water usage <br /> and can be substantial. Applicant is encouraged toobtain a copy of the Ordinance and determine <br /> estimated charges prior to building permit application. The actual charges shall be computed <br /> by the Public Works Department per the ordinance in effect.at the time and according to the <br /> information on the approved plans at the time of building permit issuance. <br /> ; . <br />
