7. This project is subject to Transportation Mitigation in accordance with Ordinance 3389- <br /> 14 (codified as EMC 18.36) and subsequent revision. Applicant is encouraged to obtain a <br /> copy of the Ordinance and determine applicable mitigation fees and/or other requirements prior <br /> to building permit application. The actual charges and requirements shall be as per the <br /> information on the approved plans at the time of building permit issuance and the ordinance in <br /> effect at that time. <br /> 8. It is the City of Everett's estimate that this project shall generate a net increase of 10.6 Peak <br /> Hour trips above existing mitigated conditions. If calculated today (August 12, 2015) this project <br /> would owe a traffic mitigation fee of$25,410 upon building permit issuance. <br /> 9. Provide two loading berths for truck loading/unloading (per EMC 18.34.090.A). Loading areas <br /> may be located in ROW adjacent to subject property but shall not interfere with parcel to the south. <br /> 10. If additional impervious area will be created in the State Street right-of-way as the result of this <br /> project, the new impervious area should be sloped to the south to allow the runoff to disperse into <br /> pervious areas,rather than being tight-lined to combined sanitary/storm sewer system. <br /> 11. City streets and alleys are to be kept clear of dirt and debris at all times during construction. <br /> Dust suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 12. A one year warranty is required on the public improvement for an amount not less than 10%of <br /> the cost of construction and shall run for one year from the date of final approval/issuance of the <br /> first Occupancy Permit. <br /> 13. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted <br /> per City Design and Construction Standards and Specifications for Development. <br /> 14. A Performance Guarantee is required for street improvements on State Street prior to any <br /> building permit being issued. <br /> 15. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br /> Inspector. <br /> 16. Applicant is required to consult with the City's Industrial Pre-treatment Division with regards <br /> to processing type and sewer discharge. <br /> 17. A reduced pressure backflow assembly will be required as backflow prevention for this <br /> facility's water service(s). <br /> 18.
