7. This project is subject to Transportation Mitigation in accordance with Ordinance 3389- 14 (codified as EMC 18.36) and subsequent revision. Applicant is encouraged to obtain a copy of the Ordinance and determine applicable mitigation fees and/or other requirements prior to building permit application. The actual charges and requirements shall be as per the information on the approved plans at the time of building permit issuance and the ordinance in effect at that time. 8. It is the City of Everett's estimate that this project shall generate a net increase of 10.6 Peak Hour trips above existing mitigated conditions. If calculated today (August 12, 2015) this project would owe a traffic mitigation fee of$25,410 upon building permit issuance. 9. Provide two loading berths for truck loading/unloading (per EMC 18.34.090.A). Loading areas may be located in ROW adjacent to subject property but shall not interfere with parcel to the south. 10. If additional impervious area will be created in the State Street right-of-way as the result of this project, the new impervious area should be sloped to the south to allow the runoff to disperse into pervious areas,rather than being tight-lined to combined sanitary/storm sewer system. 11. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust suppression and street cleaning must occur as directed by the Public Works Inspector. 12. A one year warranty is required on the public improvement for an amount not less than 10%of the cost of construction and shall run for one year from the date of final approval/issuance of the first Occupancy Permit. 13. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City Design and Construction Standards and Specifications for Development. 14. A Performance Guarantee is required for street improvements on State Street prior to any building permit being issued. 15. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. 16. Applicant is required to consult with the City's Industrial Pre-treatment Division with regards to processing type and sewer discharge. 17. A reduced pressure backflow assembly will be required as backflow prevention for this facility's water service(s). 18.
