Violations & EMC Sections <br /> Inspection of the property reveals the following conditions and violations: <br /> There has been construction activity occurring within the structure that requires <br /> permits. The records of the Building Division do not show that any permits have been <br /> applied for, or issued to perform this work. This is a violation of International <br /> Building Code 105.1 which reads; <br /> Any owner or authorized agent who intends to construct, enlarge, alter, repair, <br /> move, demolish or change the occupancy of a building or structure, or to erect, <br /> install, enlarge, alter, repair, remove, convert or replace any electrical, gas, <br /> mechanical or plumbing system, the installation of which is regulated by this <br /> code, or cause any such work to be done, shall first make application to the <br /> building official and obtain the required permit. <br /> The presence of the un-permitted work is a violation of International Property <br /> Maintenance Code 108.1.4 which reads; <br /> An unlawful structure is one found in whole or in part to be occupied by more <br /> persons than permitted under this code, or was erected, altered or occupied <br /> contrary to law. <br /> The committing of the above listed violations is a violation of International Property <br /> Maintenance Code 106.1 which reads; <br /> It shall be unlawful for a person, firm or corporation to be in conflict with, or in <br /> violation of any provisions of this code. <br /> There are electrical and gas supply systems within the building that were installed in an <br /> unapproved and unsafe manner. This is a violation of International Property <br /> Maintenance Code 108.1.5(8) which reads; <br /> Any building or structure has been constructed, exists or is maintained in violation <br /> of any specific requirement or prohibition applicable to such building or structure <br /> provided by the approved building or fire code of the jurisdiction, or of any law or <br /> ordinance to such an extent as to present either a substantial risk of fire, building <br /> collapse or any other threat to life and safety. <br /> The building is currently being utilized as a tri-plex. The property is within an R-2 zone <br /> of the city.
