Ted Budden <br /> To: Tony Lee <br /> Subject: 1902 Virginia (Status) <br /> Tony, <br /> Here is a summary of the status of the building located at 1902 Virginia Ave.as it relates to known Code concerns and <br /> Violations. <br /> 1. Electrical violations and deficiencies exist within the structure as documented by Electrical Inspector Mike Bearda. <br /> These electrical deficiencies are violations of 605.1 of the IPMC and sections of the Electrical Code. <br /> A. Exposed NM cable "Romex"was observed in apartment"B" by Inspector Bearda during inspections conducted by Mr. <br /> Bearda on 1/15/2016 and 1/25/2016. <br /> B. Required access to the electrical panel that serves apartment unit"B"was not allowed during the inspections.This <br /> access is a necessary component of the electrical inspection process to determine electrical safety and code compliance. <br /> C. Electrical outlets are missing in required locations within apartment"B. <br /> D. GFCI protection has not been provided in the apartment as required by code. <br /> 2.The owner has stated in an email response that a bar and sink have been removed in Apt"B". <br /> Photo and other records of the building clearly show that the east exterior of the building has had alteration work <br /> conducted to change the use and appearance of this façade and portion of the building. <br /> My research indicates that this activity has occurred without permits and inspection. <br /> This work without required permits is a violation of section 105 of the International Codes. <br /> 3.The owner also stated in the email response that the gas is turned off in apt unit B and that the "0" clearance gas <br /> stove installed in this unit is in need of repair.The gas stove in need of repair is a violation of IPMC section 603.1 <br /> 4.
