Thank you <br /> for meeting me today to show me around the space. Based on my walk through I can confirm that the <br /> use of the space has been changed from Storage/Warehouse to Assembly. Permits and approvals from <br /> the Planning and Building departments are required for this change of use. Based on my research of the <br /> permit history I am unable to find any approvals that have been permitted to include the current use of <br /> the space,the mezzanine/stair construction, demising wall between tenants and toilet room. <br /> Land Use and Planning <br /> The previous use of this space was a warehouse.Since a "warehouse" is considered a nonconforming <br /> use in the E-1 MUQ zone,the space would not be able to convert back to a warehouse. Furthermore, <br /> additional parking for the new use would be required.These and other zoning issues may be discussed <br /> in detail with Teresa Weldon or the Planner-on-Duty at 425.257.8731. <br /> Business License <br /> The City of Everett requires a business license to operate the facility. Please contact the City Clerk at <br /> (425) 257-8610 for further information. <br /> Building and Life Safety <br /> For an Assembly Occupancy for 50 or more persons, several revisions to the (entire) building will be <br /> required to include a sprinkler system,seismic investigation/upgrade, a fire alarm and compliant egress. <br /> The building code provides for an alternate however in that if the maximum number of people in the <br /> space can be maintained at 49 persons(to include staff)then it can be labeled Business occupancy.
