These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the 2015 International Building Code (IBC), 2015 International Residential Code (IRC) as amended by the State of Washington and/or 2015 Washington State Energy Code (WSEC), and adopted by the City of Everett, unless stated otherwise. In order f•r the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. International Property Maintenance Code (IPMC) Section 404.4.2 Access from Bedrooms. Bedrooms shall not constitute the only means of access to other bedrooms or habitable spaces and shall not serve as the only means of egress from other habitable spaces. 2. IPMC Section 404.4.3 Water Closet Accessibility. Every bedroom shall have access to not less than one water closet and one lavatory without passing through another bedroom. 3. Specify minimum fan size and location for all exhaust fans, range hood and whole house fan (if applicable). 4. Specify on plans the requirement for smoke alarms to be 110 volt with battery back-up and interconnected per section R314 of the IRC. 5. Provide handrail at all interior and exterior stairs complying with section R311.7.8 IRC, Show on plans.
