19. Backflow protection for the public water system shall be provided. A DCVA is required for both the <br />domestic water service to the proposed hotel and for the landscape irrigation service. A DCDA is <br />required for the fire service. <br />20. As-builts of storm sewer, sanitary sewer, and water systems shall be submitted per City Design and <br />Construction Standards and Specifications for Development. <br />21. The construction plans must be designed from a site survey performed by a licensed State of <br />Washington land surveyor. <br />22. Temporary erosion control measures for construction activity must be operational prior to <br />commencement of any clearing or earthwork. <br />23. The official address assignment for this site will be 7707 Broadway. Please make sure this is <br />reflected on all subsequent submissions. <br />FIRE — Jim Venturo <br />1. Access - The International Fire Code requires that all new structures shall provide Fire Department <br />access roads to within 150 feet exterior walking distance of all portions of the ground floor. Fire <br />Department access roads (Fire Lanes) shall provide a minimum of 20 feet in width of unobstructed, <br />paved driving surface, exclusive of shoulders, with a minimum clear height of 13'6". Inside turn radii <br />must be 35 feet. Outside turn radii must be 55 feet. Slope approach and departure angles must <br />not exceed 8 degrees. Fire lane grade must not exceed 10 percent. Fire lane construction must <br />comply with AASHTO H30 load capacity (74,000 GVW). Fire Lanes will be posted and maintained <br />as required by the Fire Department. Unorthodox access which meets code requirements but is too <br />unusual for crews will not be allowed. Radius must meet the 35-foot inside and 55-foot outside <br />requirements on all turning points. <br />2. Buildings greater than 30 feet high require ladder apparatus access in accordance with the 2012 <br />International Fire Code, Appendix D, D105. The unobstructed width of the access in the immediate <br />vicinity of the building shall be 26 feet. At least one of the required access routes shall be located within <br />a minimum of 15 feet and a maximum of 30 feet from the building and shall be positioned parallel to <br />one entire side of the building. <br />3. A Knox Box is required on the sprinkler/alarm room. <br />4. Per field evaluation by the Fire Marshal's Office, fire lanes shall be provided as required in Everett <br />Municipal Code 46.44. Fire lanes shall be identified by red curbs with white stenciling stating "NO <br />PARKING - FIRE LANE" and vertical signs stating "NO PARKING — FIRE LANE — TOW AWAY <br />ZONE — EMC 46.28.130". Location shall be approved by the Fire Code Official. <br />5. Fire Lane Marking - Fire apparatus access roads shall be marked whenever necessary to maintain the <br />unobstructed minimum required width of roadways. Fire lanes shall be marked as follows: <br />a. Curbs shall be identified by red traffic paint with a 6-inch wide stripe on the top and front, extending <br />the length of the designated fire lane. <br />b. Rolled curbs shall be identified by red traffic paint with a 6-inch wide stripe on the curb, extending <br />the length of the designated fire lane. <br />5 \� <br />;� <br />
