This site's access driveway shall provide a minimum 75 foot throat depth. Throat depth is measured <br />from the face of curb (in the ROW) to the first parking space or cross aisle in parking area. <br />6. All traffic control markings and devices along the site's access driveway within 50' of the ROW <br />shall comply with Manual on Uniform Traffic Control Devices (MUTCD) requirements. A STOP sign is <br />required on the'driveway approach to Broadway. <br />7. A pedestrian connection shall be provided between the building doorway and the sidewalk along <br />Broadway. <br />8. Frontage improvements shall incorporate a 8.5'X15.5' concrete pad meeting Everett Transit design <br />requirements for relocation of bus stop No. 4231. <br />9. Parking shall be per City Zoning Code and City Design and Construction Standards for <br />Development. <br />10. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />11. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br />12. Stormwater from this project — and all associated public right-of-way improvements — shall be <br />managed in accordance with current City standards in effect at the time of building permit issuance. <br />13. Construction Stormwater Pollution Prevention will be required for this project in compliance with <br />City standards. In addition, because the project will disturb more than an acre of land, the applicant <br />must apply for coverage under the Washington State Department of Ecology's Construction Stormwater <br />General Permit. <br />14. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br />suppression and street cleaning must occur as directed by the Public Works Inspector. <br />15. A Performance Guarantee equal to 120% of the approved construction cost estimate of the public <br />improvements shall be provided prior to construction permit issuance. <br />16. A one year warranty is required on the public improvements for an amount not less than 10% of the <br />cost of construction and shall run for one year from the date of final approval/issuance of the first <br />Occupancy Permit. <br />17. A two year guarantee is required for private retention/detention or other drainage <br />treatment/abatement facilities serving areas larger than one acre. <br />18.On-site water mains shall be located within an easement dedicated to the City.
