Update TESC Legend and adjust line work to correctly
show TESC elements and remove site improvements from this sheet.
Legend update and redlines addressed.
d. Sheet C-3: Update City of Everett Standards to match current names and
standard drawing numbers in the DCSS. See redlines.
Standard drawings updated and redlines addressed.
e. Sheet C-4: See redlined notes regarding re-use of existing 3/4" water meter.
Water meter will not be reused. New domestic line is being proposed from Fleming.
f, Sheet C-5: See redlines. A fire hydrant, FDC, and PIV need to be added to the
plans on the Fleming Street side of the project, On the Evergreen Way side of the
project, the domestic water service needs to be sized adequately for the demand of
the proposed project. The existing %" service can be reused for irrigation only, with
the addition of a DCV A behind the meter. The domestic water service should be
larger (your engineers to determine what size). The City will make the connection
to the main. Please add these notes to the plans. An RPBA is required behind the
domestic meter and shall be located in a hot box since the service line is greater
than 70' long.
Hydrant is added along Fleming. FDC is located in the island by the garage
entrance, Ply is located in the west courtyard area. The ex, meter will not be
used.
g. Sheet C-7: Call out and label curbing wherever planned, At the end points it is
best to call out BC and TC elevations. The contour lines drawn do not match typical
grading associated with curbs based on how the contours travel over the curbs. In
some cases, particularly near the ramp into the parking garage, the contour lines
travel over the curb in opposite directions. This grading error has made a 1'
elevation error on the parking garage ramp and needs to be corrected. I would
suggest starting at the grade needed to meet parking garage finish floor elevation
and grading out from there. This could in turn affect the conveyance system on-
site, as the rim elevations may need to change and that may affect the inverts if
the required rim to invert distance is not met due to surface grading revisions.
Please carefully update this entire system and a complete review will be conducted
upon resubmittal.
Grading has been updated and more detail called out along the curbs/walls and
road/driveways. There was not a 1'error on the grading of the ramp and the new
callouts for the walls should make it clearer what is being proposed in the ramp
area.
h. Sheet C-8: The profile shows utility crossings for power and the roofleader.
Please callout the clearances between these utilities and the storm conveyance
system. The required vertical and horizontal clearances must be met for these
utilities.
Clearances added to the profile
i. Sheet C-9: See all redlines. The contours on the frontage improvement need to
be revised to ensure a cross slope no greater than 2% to meet ADA requirements.
The existing (surveyed) spot elevations or contours should be shown to ensure that
the curb height is adequate and aligns with the sidewalk grading design. Please
remove the truncated domes shown on either side of the driveway and correctly
show the driveway on the plans to meet the details of Standard Detail #315. Spot
grades should be added to the driveway to ensure constructability as designed and
that grading aligns with designed ramp grades. There was a previous issue with the
frontage improvements due to existing locations of poles and other equipment.
