1. The following comments apply to the second floor corridor system: <br /> a. The corridors should be continuous to the exits without interruptions through <br /> intervening rooms. Lounge 127, Dining Area 135 and Rec Area 124 should be <br /> separated from the corridor system. Section 1020.6 <br /> b. The glazing in the corridor walls should be shown as minimum 3/4-hour listed and <br /> labeled fire-rated assemblies. Section 716.6 <br /> c. The total area of the glazing in the corridor wall may not exceed 25% of the wall <br /> separating the corridor from a room. The amount of glazing in Staff 106, Lounge <br /> 148, Office 111, Office 101 and Staff 116 should be reduced. Section 716.6.7.2 <br /> 2. The slope of the ramps should be shown on the plans. Section 1012.2 <br /> 3. The walls and soffit within the enclosed space under the stairway should be shown <br /> protected by one-hour fire-rated construction. Access to the enclosed space should not <br /> be from within the stairway enclosure. Section 1011.7.3 <br /> 4. A listing, attachment details and minimum height should be provided for the glass guard <br /> system. The glazing should be shown to comply with Section 2407. Section 1015.2.1 <br /> Accessibility <br /> 1. The following comments apply to the tub in Bath 4: <br /> a. The plans should clarify that an in-tub (removable) seat will be provided. ANSI <br /> Section 607.3 <br /> b. The head end wall grab bar should be shown on the plans. ANSI Section 607.4.2 <br /> 2. The roll-in showers should be shown with seats in accordance with ANSI Section <br /> 608.2.2.3 <br /> 3. The thresholds in the roll-in showers should be shown to be in compliance with ANSI <br /> Section 608.6 <br /> Energy <br /> 1. Washington State Energy code compliance forms should be provided for the envelope. <br /> Section C101.5.1 <br /> 2. Requirements for the air barrier testing as contained in Section C402.5.1.2 should be <br /> noted on the plans. <br /> 3. Vestibules should be provided on all building entrances per Section C402.5.7. See <br /> Exception #2 that may apply for the entrances into the unfinished tenant spaces on the <br /> ground floor. <br /> All codes cited refer to the 2015 International Building Code (IBC), the 2015 International Fire <br /> Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 Washington State <br /> Energy Code (WSEC), as amended by the State of Washington and adopted by the City of <br /> Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible and <br /> Usable Buildings and Facilities" (ICC/ANSI A117.1).
