Hotel drop-off area shall be restricted to one directional operations. <br /> Ingress only from W Marine View Dr.,egress only to Wall St. <br /> Driveway onto Wall St. shall be located as far east as feasible,at least one car length east of stop bar for <br /> signal at W Marine View Dr. <br /> Driveway onto W Marine View Dr.shall be located as far north as feasible. <br /> • Drop-off driveway shall be clearly signed"No Parking Access—Loading Only"or equivalent from W Marine <br /> View Dr. <br /> The City of Everett retains the right to revisit this site access once the project is completed and fully tenanted. <br /> Per the Everett Municipal Code the City will coordinate with the property owner if future conditions warrant <br /> • modifications to the access point(s)to the site. <br /> Planning Department <br /> 1. The plans submitted for Planned Action determination generally comply with the standards of the B-3 zone <br /> district. Building permit plans shall provide additional detail to ensure that all B-3 standards are met. The <br /> following items require additional detail and clarification. <br /> a. Building Materials. Specify on building plans exterior building materials. See Section 19.22.020.D.5.c <br /> for limitations on the use of certain materials. <br /> b. Storefront Details. Section 19.22.020.D.6.a provides a menu of ground floor facade details,from which a <br /> minimum of three must be incorporated. Please indicate which elements are proposed and provide <br /> information in the form of narratives, cut sheets, photos, material samples and/or concept sketches in <br /> sufficient detail to communicate the nature of the proposed treatments. <br /> c. Ground floor transparency. Provide transparency calculations showing the following standards are met. <br /> Along all street frontages,at least forty percent of the area between two and ten feet above grade shall be <br /> transparent or include some other design feature acceptable to the city such as a landscaped open space <br /> (Section 19.22.020.D.9.b). <br /> d. Special Streetscape Treatment. The regulations provide a menu of special streetscape treatment options <br /> (Section 19.22.020.D.2.b)from which a minimum of two is required to be implemented. Indicate which <br /> treatments are proposed and provide information in the form of narratives, cut sheets, photos, material <br /> samples and/or concept sketches in sufficient detail to communicate the nature of the proposed <br /> treatments. <br /> f Provide a detailed landscape and irrigation plan. Street trees shall be planted every 30 feet along all street <br /> frontages except along Wall Street as restricted by Public Services Department. Red Maples and Incense <br /> Cedars should be planted along West Marine View Drive and Norwegian Sunset Maples and flowering <br /> pears where allowed along Wall Street. There is no specific tree designated for Hewitt or Grand. <br /> 2. Signs will be reviewed under an application separate from the building permit. This may occur concurrently <br /> or subsequent to the building permit review. <br /> Fire Department—Farmers market <br /> 1. Access-The International Fire Code requires that all new structures shall provide Fire Department access <br /> roads to within 150 feet exterior walking distance of all portions of the ground floor. Fire Department <br /> access roads (Fire Lanes) shall provide a minimum of 20 feet in width of unobstructed, paved driving <br /> surface,exclusive of shoulders,with a minimum clear height of 13`6". Inside turn radii must be 35 feet. <br /> Outside turn radii must be 55 feet. Slope approach and departure angles must not exceed 8 <br /> degrees. Fire Iane grade must not exceed 15 percent. Fire lane construction must comply with <br /> AASHTO 1130 load capacity(74,000 gvw). Fire . will be posted and maintained as required by the <br /> 6 /6 <br />
