No additional mitigation is required. <br /> INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions. All <br /> requirements are preliminary in nature, and are based upon the preliminary site plan and the ordinances in effect <br /> at time of submittal for SEPA review. The proposal must comply with all ordinances in effect at the time a <br /> complete building permit application is filed,including those not specifically set forth herein. <br /> Public Services Department <br /> 1. A Public Works Permit is required for this project.Detailed drawings in accordance with City Design and <br /> Construction Standards shall be submitted to the Public Works Department,showing site parking layout, <br /> landscaping,utilities,storm drainage,temporary construction erosion control,and all required improvements <br /> in the public right-of-way.Public Works Department approval of these drawings is required prior to any <br /> permits being issued.All improvements shall be completed,approved and warranted before the Occupancy <br /> Permit is issued. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for Development. <br /> 3. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 4. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998-94 and <br /> subsequent revision are applicable.These charges are based on projected water usage and can be substantial. <br /> Applicant is encouraged to obtain a copy of the Ordinance and determine estimated charges prior to building <br /> permit application.The actual charges shall be computed by the Public Works Department per the ordinance <br /> in effect at the time and according to the information on the approved plans at the time of building permit <br /> issuance. <br /> 5. City streets and alleys are to be kept clear of dirt and debris at all times during construction.Dust suppression <br /> and street cleaning must occur as directed by the Public Works Inspector. <br /> 6. A one year warranty is required on the public improvement for an amount not less than 10%of the cost of <br /> construction and shall run for one year from the date of final approval/issuance of the first Occupancy Permit, <br /> 7. As-builts of storm sewer,sanitary sewer,and water systems will be required to be submitted per City Design <br /> and Construction Standards and Specifications for Development. <br /> 8. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector, <br /> 9. A Traffic Mitigation Fee of$81,000 is due for this project. <br /> This mitigation fee is based on the project traffic study prepared in April 2012 by Gibson Traffic Consultants. <br /> 10. Provide frontage improvements along entire project frontage. <br /> All intersection radii shall meet City standards(30 foot minimum radius). <br /> Provide ADA-compliant wheel chair ramps at all intersections. <br /> Angled parking permitted along Grand Ave.and along Wall St. from Grand Ave.to Alley. <br /> No parking permitted along Wall St.from W Marine View Dr.to Alley(acceptable as shown). <br /> 11. Minimize landscaping(especially street trees)along Wall St.for visibility from site access points. <br /> No vegetation over 30 inches tall on Wall St.frontage between W Marine View Dr. and the alley. <br /> No vegetation over 30 inches tall on Wall St. from Alley east 50 feet minimum.
