Natural drainage patterns on the property must be maintained. In particular, the amount of area that
currently drains into the tight-lined storm drainage system of the development to the north of this
project shall not be increased over existing conditions. The project site contains a significant amount
of developable area that currently drains to the south and the east—and not to the north. It appears
that a second detention system and outfall to Powder Mill Creek will be required for this project.
Discharge to the storm drainage/ditch system along the north side of Seaway Blvd would be an
acceptable discharge location for this second detention facility, preferably at or downstream of the
City outfall designated as POWMILL-005.
23. Pre-treatment of stormwater for sediment removal shall occur upstream of the proposed stormwater
flow control pond at the east end of the development in order to minimize the future need to access .
