I. Project Description: <br /> The project site is located in the Combined drainage basin and is situated east of Highway Place. <br /> Development would encompass the entire 0.6313 acre site with improvements consisting mainly of paving <br /> and buildings with landscaping around the perimeter and landscape in along the frontage. <br /> The proposed project would develop the site into multi-family residences with the main frontage along <br /> Highway Place.Development will occur in one phase.Developed impervious/pervious area will be <br /> 0.4393 acre and 0.1920 acre,respectively.The following pervious and impervious areas are anticipated <br /> for the site: <br /> Developed impervious area—roof 0.2548 acre <br /> Developed impervious area—pavement 0.1515 acre <br /> Developed impervious area—Walkway 0.0330 acre <br /> Developed pervious area-landscape 0.1920 acre <br /> The property south and east of the site appear to contribute a minor amount of stormwater runoff to the <br /> site.No identifiable watercourses were observed crossing the site. <br /> Erosion control for the site will consist of filter fabric fences situated on the downhill perimeter <br /> boundary of the site and by the installation of a rock construction entrance. Catch basin sediment <br /> control will be installed for all existing catch basins within the project limits and downstream in the <br /> vicinity of the project.The stormwater runoff from paved surfaces will be directed to a detention tank <br /> by a catch basin conveyance system. The site will be graded to sheet flow the runoff to the catch basins <br /> that will discharge to the detention tank. Roof runoff will be tightlined to the storm drain system. The <br /> detention tank will discharge to an existing storm drain system installed along the west side of <br /> Highway. The proposed conveyance system runs north and south and is 8-feet from face of curb to <br /> avoid a 30-inch water main running along the gutter line of the proposed street improvements. <br />
