(4-2 5 <br /> AN ORDINANCE establishing regulations and <br /> procedures to control subdivisions of four <br /> or less parcels of land within the corporate <br /> limits of Everett. <br /> WHEREAS, RCW 58. 17. 060 requires the legislative body <br /> of the City to adopt regulations and procedures for the <br /> summary approval of Short Subdivisions, and <br /> WHEREAS, the application of City of Everett subdivision <br /> regulations to Short Subdivisions may tend to hinder proper land <br /> development, and <br /> WHEREAS, RCW 58. 17. 060 provides that Short Subdivi- <br /> sion regulations may contain different regulations than <br /> those governing subdivisions, and <br /> WHEREAS, it is the intention of the City Council of the <br /> City of Everett to adopt regulations and procedures for the <br /> control of Short Subdivisions in order to: <br /> Reduce the cost of developing land by providing <br /> minimum public improvement standards, separate from <br /> those requirements as set forth in the Subdivision <br /> regulations, and <br /> Maintain standards that will reduce the adverse <br /> impact of improper development upon community <br /> resources, and <br /> Promote orderly development of land, and <br /> To afford protection from inadequate development <br /> practices to the City and future residents of land <br /> so divided <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br /> SECTION I : Delegation of Authority (short subdivision) <br /> The City Council grants and delegates to the Director of <br /> Community Development the authority to accept a short subdivision <br /> and the Final Acceptance of a short subdivision constitutes the <br /> acceptance of all public rights-of-way and public improvements <br /> within a short subdivision. <br /> SECTION II : Approval Required (short subdivision) , <br /> A. Any action which may result in a short <br /> subdivision of any lot, tract, parcel or plot of land <br /> for residential purposes except as exempted by State law <br /> and/or this ordinance shall be subject to approval by <br /> the Director of Community Development. Approval shall <br /> be made based on standards and conditions herein set forth. <br /> B. Boundary line adjustments of existing <br /> lots or parcels of land may be re-established without <br /> short platting; provided the new land division does not <br /> create more building sites than currently exist and further <br /> providing the adjustment allows each building site to conform <br /> with minimum zoning and building requirements. <br /> -1- <br />
