• <br /> • <br /> SECTION V: Improvements Required: (short subdivision) , <br /> Prior to final approval being granted for any short subdivision, <br /> the developer shall make or install the following improvements <br /> satisfactory to the City Engineer for each division of land: <br /> Improvements must be completed satisfactory to the City Engineer <br /> within one year from the date of tentative approval. Applicants <br /> failing to meet this requirement must submit a new application. <br /> New applications must comply with the then current regulations. <br /> A. Provide a public water supply to each lot in <br /> accordance with City of Everett standards. <br /> B. Provide a public sanitary sewer system to each <br /> lot in accordance with City of Everett standards. Said <br /> system is required if a public sewer abuts any portion of <br /> the proposed short subdivision or any portion of land which, <br /> by reason of ownership or interest of any person, firm or <br /> corporation, is contiguous to the proposed subdivision. <br /> C. The appropriate dedications and/or ease- <br /> ments, if required by the Director of Community Development <br /> and City Engineer. <br /> D. New street layout shall conform to the most <br /> advantageous development of adjoining areas. <br /> E. All newly created and dedicated streets shall <br /> have a minimum improvement brought to line and grade of not <br /> less than twenty (20) feet of width with four (4) foot compacted <br /> gravel shoulders on each side. Under suitable conditions, <br /> the minimum required improvements of a 20 foot traveled way <br /> shall consist of a 6-inch compacted granular, free draining <br /> subbase under 4 inches of compacted gravel or crushed stone <br /> base material and surfaced with 2 inches of asphalt Class B <br /> to be placed as directed by the City Engineer. If, however, <br /> in the opinion of the City Engineer, geographic conditions <br /> are unsuitable, additional improvements and corrections shall <br /> be required to obtain the herein stated minimum improvement <br /> that would otherwise result under suitable conditions. <br /> F. Enclosed adequate drainage system of a minimum <br /> of 12 inch I. D. pipe to be constructed to standards required <br /> by the City Engineer. <br /> SECTION VI : Re-subdivision restricted (short subdivision) <br /> Land within an approved short subdivision shall not be re- <br /> subdivided for a period of five (5) years from the date of <br /> approval of the short subdivision without the submission <br /> and approval of a final subdivision pursuant to all provisions <br /> of the City of Everett subdivision regulations concerning <br /> the subdivision of land into five (5) or more lots, tracts <br /> or parcels. <br /> When the original short subdivision contains less than four (4) <br /> lots, the above stipulation shall not apply to the creation of <br /> additional lots, not exceeding a total of four (4) . In that <br /> case a new application consistent with the then current short <br /> subdivision regulations is required. After five (5) years, <br /> further division may be permitted when otherwise consistent <br /> with the then current regulations of the City of Everett. <br /> -4- <br />
