Where there have been no dedication to the public and no sales <br /> of any lots in a short subdivision, nothing contained in this <br /> 1 section shall prohibit a subdivider from completely withdrawing <br /> his entire short subdivision and thereafter presenting a new <br /> 2 application. <br /> 3 SECTION VII : Inspection Fee (short subdivision) , <br /> 4 An inspection fee will be required for each and every short <br /> subdivision hereafter applied for. The fee shall be paid to the <br /> 5 City Engineering Department prior to installation of any improve- <br /> ments in the short subdivision and shall be $15. 00 per lot in- <br /> 6 cluding, but not limited to: <br /> - lateral sewer system <br /> - lateral water system <br /> 8 - curb, gutter and sidewalk <br /> - closed drainage system <br /> 9 Said fee not to exceed $15 per lot. <br /> 10 SECTION VIII : Final Approval (short subdivision) , <br /> 11 Final approval of short subdivision may be given by the Director <br /> of Community Development provided the required improvements <br /> 12 have been completed, satisfactory to the City Engineer. <br /> 13 A. Said improvements may be deferred, subject to the <br /> approval of the City Engineer, for a period not to exceed one (1) <br /> 14 year from the date of tentative approval provided that a perfor- <br /> mance bond, satisfactory to the City Attorney, is posted in an <br /> 15 amount equal to 120% of the City Engineer ' s estimated cost of <br /> improvement. <br /> 16 B. The City Engineer and Director of Community De- <br /> velopment shall evidence that every requirement as herein set <br /> 17 forth, has been satisfactorily met; and their final acceptance <br /> of short subdivision by placing their signatures on the face of <br /> 18 the Short Plat. <br /> 19 C. The applicant (s) shall record the Short Plat and <br /> all other documents, as determined to be necessary by the Directo. <br /> 20 of Community Development, which as a minimum shall include; Short <br /> Subdivision Certificate, Legal Description, Declaration of Short <br /> 21 Subdivision. The applicant shall furnish a certified copy of the <br /> recorded documents to the Director of Community Development. <br /> 22 <br /> D. The short subdivision shall be considered final the <br /> 23 date and time the documents are recorded at the office of the <br /> Snohomish County Auditor, after requirements of this section have <br /> 24 been met. <br /> 25 SECTION IX: Council Review, If Agrieved (short subdivision) <br /> 26 Specific improvements and requirements provided for in this code <br /> shall not be waived; however to provide for reasonable inter- <br /> 27 pretation of the provisions of this code any applicant agrieved <br /> by the decision of the Director of Community Development and/or <br /> 28 the City Engineer may request review by the City Council. Such <br /> request must be made in writing to the City Clerk within ten <br /> 29 (10) working days :From the date the Director of Community De- <br /> velopment presents the applicant with the final decision in writ- <br /> 30 ing. <br /> 31 <br /> 32 5 <br />
