d. The interior parking lot must be brought into compliance with the landscape <br />standards of the EMC. The applicant will be required to provide a diverse mix of deciduous <br />and evergreen trees, shrubs and ground cover in the parking lot. The Everett Municipal <br />Code requires a minimum of one (1) tree per every six (6) parking stalls. The Planning <br />Department will allow a reduction of trees in the parking lot for an enhanced landscape <br />treatment along the north, east and west property lines. <br />e. Prior to the issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning Department per Sections 35.100 Zoning Code. The landscaping <br />plan must show location and dimensions of required vegetated swales, wetponds, <br />detention ponds, rockeries and retaining walls, and grading at 2 foot intervals. Irrigation <br />systems must be provided in all landscaped areas per Section 35.130 of the Zoning Code. <br />A 2-year maintenance assurance device must be provided for the landscaping per Section <br />35.1306 of the Zoning Code. <br />Fire Department Comments <br />Access - O.K. as shown on the site plan reviewed. <br />Note: North 21'1" lane needs to be at least 24 feet wide. <br />2. A Knox Box is required. <br />Add one Knox Box to the back of the building by the sprinkler room door. <br />3. Fire Lane Marking - Fire apparatus access roads shall be marked whenever necessary to <br />maintain the unobstructed minimum required width of roadways. Fire lanes shall be <br />marked as follows: <br />a. Curbs shall be identified by red traffic paint with a 6-inch wide stripe cn the top and <br />front, extending the length of the designated fire lane. <br />b. Rolled curbs shall be identified by red traffic paint with a 6-inch wide stripe on the <br />curb, extending the length of the designated fire lane. <br />C. Lanes without curbs shall be identified by red traffic paint with a 6-inch wide stripe on <br />the pavement, extending the length of the designated f;re lane. <br />d. The words'NO PARKING - FIRE LANE' shall be in 3-inch stroke white letters 18 <br />inches in height, and placed 8 inches measured perpendicular from the red paint <br />stripe on the pavement. In most cases, both sides of the access road shall be <br />marked. Where long drives are to be marked, the repetitions shall alternate sides of <br />the drive. <br />e. Marking shall also include the addition of metal signs stating'NO PARKING - FIRE <br />LANE- TOW AWAY ZONE - EMC 46.28.130' to be installed at intervals or locations <br />designated by the Fire Code Official. The signs shall be approximately 12 inc`as in <br />width and 18 inches in height and have red letters on a white background. Metal <br />signs shall be installed on either 2-inch metal pipes for private property or treated <br />4--inch by 4-inch wood posts for public property and shall be located so that the <br />6,' <br />
