KRAZAN&ASSOCIATES, INC. <br /> KA No. 09216017 <br /> Pre-Purchase Reconnaissance <br /> 4613 Baker Drive <br /> Everett,WA <br /> August 12,2016 <br /> 'age No. 2 V <br /> Recessional outwash typically consists of poorly to moderately sorted, medium dense sand with gravel, and <br /> the Whidbey Formation generally consists of moderately sorted, dense/hard sand, silt and clay deposits. <br /> Glacial till typically consist of an unsorted, compact mixture of clay, silt, sand, gravel, cobbles and boulders. <br /> Esperance Sand typically includes moderately sorted, dense to very dense sand with a few pebbles. <br /> Site Reconnaissance <br /> A Krazan geotechnical representative visited the subject property on August 11, 2016 and met with you to <br /> conduct a geotechnical walk-through reconnaissance of the site. <br /> The southern portion of the property is nearly level to gently sloping, and is occupied by a residence with an <br /> attached garage. A steep slope is located in the northern portion of the property, and extends down to the <br /> north. The BNSF Railroad is located near the bottom of the steep slope, and Possession Sound is located <br /> north of the railroad tracks. The residence is setback approximately 63 to 88 feet from the top of the steep <br /> slope. <br /> The total elevation change at the steep slope is approximately 150 feet, as indicated by the Snohomish <br /> County "SnoScape" map. According to "SnoScape" map topographic information, the southern portion of <br /> the property near Baker Drive has an elevation of approximately 180 feet above sea level. <br /> Vegetation, including a lawn, bushes and a few small trees, cover the area around the house in the southern <br /> portion of the site. The upper portion of the steep slope is covered with thick brush, including berry vines. <br /> Mature evergreen and deciduous trees cover the lower portion of the steep slope. It appears that grass <br /> clippings/yard waste has been discarded along the top of the steep slope for an extended period of time and <br /> has formed a soft/loose layer at the top of the slope. <br /> Conclusions and Recommendations <br /> During our limited surficial reconnaissance of the property, we did not observe noticeable signs of recent <br /> subsidence. Additionally,we did not observe significant signs of recent slide scarps or slumps within the site <br /> that would indicate current instability on the steep slopes within the property. However, the steep slope is <br /> heavily vegetated and observations of soil conditions on the slope were very limited. Some minor loose/soft <br /> areas were observed within a few feet of the top of the slope in areas where grass clippings apparently had <br /> been placed over the years. <br /> The medium dense to very dense, granular, native soils that are interpreted to underlie the property are <br /> considered to have good strength. Accordingly, it is our opinion that the upper, nearly level portion of the <br /> site is stable under current conditions. The current building setback from the top of the steep slope should <br /> provide an adequate buffer for the anticipated natural slope recession over time. The control of surface water <br /> and near-surface groundwater is very important for the long-term stability of the steep slopes at this site. <br /> Krazan&Associates,Inc. <br /> Serving The Western United States <br />
