UPSTREAM DRAINAGE/DOWNSTREAM DRAINAGE <br /> UPSTREAM DRAINAGE <br /> The site has no upstream drainage onto the property as the land slopes away from <br /> the property. <br /> DOWNSTREAM DRAINAGE <br /> On-Site Stormwater runoff sheet flows to the existing curb and gutter along <br /> Beverly BLVD flowing north along the east boundary of the site. At <br /> approximately 36 ft north of the northeast property corner of the site an existing <br /> catch basin collects runoff and directs flow to the city's storm drain system <br /> flowing north along Beverly BLVD.No impacts to the downstream drainage <br /> system are anticipated with the development of the Eberly Short Plat. <br /> MR2 SWPPP NARRATIVE <br /> I. Elements <br /> A Construction Stormwater Pollution Prevention Plan(SWPPP)needs to have <br /> construction plans and drainage report as part of the full or targeted drainage plan. <br /> The drainage report will have a section that discusses the 12 elements as they <br /> apply to the project. <br /> The 12 elements that are part of a construction SWPPP are as follows: <br /> 1. Mark Clearing Limits: <br /> The clearing limits will be marked with silt fences on the east boundary near the <br /> limits of work. On the north side,an orange construction fence will be <br /> constructed. <br /> 2. Establish Construction Access: <br /> Construction entrance will utilize the existing driveway for access. <br /> 3. Control Flow Rates: <br /> The site is quite permeable. The work will take less than four months and then <br /> replanted with grass/hydroseeded.No flows are anticipated to be detained other <br /> than by the silt fences <br /> 4. Install Sediment Controls: <br />
