It is our understanding that the City of Everett will require <br /> an upgrade to the existing post and pier foundation. We discussed these options: <br /> 1. A complete new reinforced concrete foundation and stem wall, bolted to the existing house using <br /> anchor bolts and plate washers. <br /> 2. A partial new foundation, for the purpose of carrying seismic loads and local gravity loads <br /> only. This can consist of 8' to 12' lengths of concrete footing and stem wall in an L configuration at <br /> opposite corners of the two story house. <br /> We understand that the city will not require any changes to the one story area or the garage. <br /> The owners of the property would like a clarification of the city's requirements prior to commencing <br /> the design of the foundation modifications or shearwalls. <br /> In reviewing Appendix of the IRC, 2015, under sections AJ401.4, REPAIRS and the section for <br /> RENOVATIONS and the section for ALTERNATIONS, the requirement is to repair in kind. <br /> Section AJ501.4 states that "the minimum design loads for the structure shall be the loads applicable <br /> at the time of the building was constructed, provided that no dangerous condition is created. <br /> Structural elements that are uncovered during the course of the alteration and that are found to be <br /> unsound or dangerous shall be made to comply with_the applicable requirements of this code. " <br />
