Ted de Budden <br /> From: Ted de Budden <br /> Sent: Thursday, May 04, 2017 3:54 PM <br /> To: Donald Cunningham <br /> Subject: 2812 Everett Ave. <br /> Don, <br /> Here is a summary of observations made at 2812 Everett Ave on 5/2/17 during an inspection I conducted with you and <br /> electrical inspector Steve Banks. <br /> The building is a two story with basement structure.The main floor has 3 bedrooms, 1 bath,a kitchen and a living room. <br /> The upper floor has 5 bedrooms, 1 bath, and a kitchen.The basement is unfinished and not occupied except for a <br /> laundry area. <br /> Tax assessor's records indicate that the building is comprised of 4 bedrooms with 2 bathrooms and an unfinished <br /> basement. <br /> The owner stated that the structure is a duplex or two unit apartment building.Two electrical meters and service panels <br /> were observed. <br /> I was unable to locate records indicating when the additional bedrooms were added or official recognition as a duplex. <br /> If the structure is being used as a duplex the upper portion of the building lacks a separate living room as required by <br /> code, IPMC sections 202 and 404.4 <br /> A more thorough analysis of this layout and use can be addressed through the permitting process. <br /> Electrical inspector Steve Banks observed a bathroom ground fault circuit interrupter that is miss-wired. A rear porch <br /> light that is not correctly wired with exposed non-metallic wiring and missing junction box. A 240 volt basement <br /> receptacle is feeding 120 volt basement and kitchen circuits.This electrical equipment is not safe nor code compliant. <br /> I observed a gas fired hot water tank located in the basement that is not vented properly.The flue gas vent serving this <br /> hot water tank lacks sufficient slope.These deficiencies are defined as Unsafe Equipment by section 108.1.2 IPMC. <br /> The laundry room serving this building is located in the basement area of the structure.This area lacks a minimum <br /> ceiling height of 7 feet as required by section 404.3 of the IPMC. <br /> A grip-able hand railing is not provided at the front porch stairway as required by IPMC section 307.1 <br /> These deficiencies are violations of adopted code and should be abated ASAP. <br /> The electrical repair permit obtained by the owner remains valid.This permit may be used to document and inspect the <br /> required electrical corrections as outlined above. <br /> A separate combination permit and associated inspection approvals to address the other observed deficiencies should <br /> be obtained.
