Building <br /> 1. Please clarify how the basement will be used in the conversion submitted. A floor plan would be <br /> helpful. <br /> 2. Please indicate safety glazing on the window schedule or on the details or the elevations . The <br /> first detail reference on the window schedule is to a sheet that was not submitted in the permit <br /> set: A5.4. <br /> Accessibility <br /> 1. The building permit site plan should indicate the location of a curb cut, if required, to the building <br /> served, per IBC sections 1104.3, 1106.1, 1106.4, 1106.5 and 1106.6, and IEBC sections 410.5 <br /> and 410.7. The costs for providing the accessible route are not required to exceed 20% of the <br /> cost of the alterations to the primary function area. <br /> Energy <br /> 1. Alterations which replace more than 50% of the luminaires have to comply with lighting controls, <br /> per WSEC C503.6. <br /> a. Please include both the interior and the exterior lighting in the lighting summary and <br /> analysis using the LIGHT-SUM form, per WSEC table C405.5.2 (1). This WSEC form <br /> should be submitted as part of the tenant improvement. <br /> b. Please include actual code section language on the drawings for interior and exterior <br /> lighting controls, sensors, and all other methods of compliance covered in electrical power <br /> and lighting systems per WSEC section C405. <br /> 2. Please identify if the S-2 occupancy is semi-heated, per WSEC section C402.1.1.1, or low energy <br /> path, which requires documentation on the plans for the intent for use and heating of the space <br /> per one of the four options summarized in WSEC section C402.1.1. <br /> 3. A change to the space conditioning of the building to heated, semi-heated or to non-conditioned, <br /> may require replacement and modification of existing mechanical equipment and fenestration, <br /> per IEBC C503.2. This potentially impacts the new office area, the basement, and the new <br /> vehicle servicing area, more than what is already shown on the plans. <br /> a. For the change of B occupancy to S-2 vehicular use, please indicate the prescriptive <br /> method of building envelope compliance, to include detailed R-Values of existing or <br /> modified interior and exterior walls, roof-ceiling cavities, man-doors and garage doors, per <br /> WSEC section C402.1. Currently this is shown on the demolition plan only. It would be <br /> helpful to have this shown on the sheets indicating new work, or on the cover sheet. <br /> b. Please indicate the U values of all existing and new fenestration to meet energy code <br /> requirements, to include man and rolling doors, per WSEC C402.1.4 and C402.4. <br /> c. Where a change in space conditioning is triggering new work, compliance with the <br /> building thermal envelope requirements should be shown both in section and summarized <br /> on the drawings, per WSEC section C503.1. Please indicate the method of building <br /> envelope compliance by completing a total UA alternative worksheet, or provide a <br /> completed prescriptive worksheet to include detailed R-Values of new exterior walls, roof- <br /> ceiling details, slab on grade and foundation details, per WSEC section C402.1. <br /> d.
