The inspection revealed the gas furnace providing <br /> heat to the residence has been replaced without required permits and <br /> approvals. Non compliant electrical wiring was observed including open wire. <br /> splices, uncovered electrical boxes and switches, and several extension cords <br /> were being used within the structure to provide power to rooms lacking <br /> functional electrical outlets.The step treads for the rear deck had been <br /> removed and were left in a state of disrepair.The deck surface was <br /> approximately 39"above grade. <br /> The installation of the gas furnace and the repair of the rear deck and stairway <br /> without required permits is a violation of International Residential Code (IRC) <br /> R105.1 which reads: <br /> IRC R105.1 Required. <br /> Any owner or owner's authorized agent who intends to construct, enlarge, alter, <br /> repair, move, demolish or change the occupancy of a building or structure, or to <br /> erect,install, enlarge, alter, repair, remove, convert or replace any electrical, <br /> gas, mechanical or plumbing system, the installation of which is regulated by <br /> this code, or to cause any such work to be done,shall first make application to <br /> E.,' the building official and obtain the required permit. <br /> $ l( F } <br /> �' The unpermitted alterations render the structure Unlawful as defined by the <br /> International Property Maintenance Code(IPMC)108.1.4, in violation of IPMC <br /> 106.1 which read: <br /> IPMC 108.1.4 Unlawful structure. <br /> 9 3002 <br /> Wetmore Ave. <br /> Ever An unlawful structure is onefound in whole or inpart to be occupied bymore <br /> Everett,WA 98201 f p <br /> persons than permitted under this code, or was erected, altered or occupied <br /> 425.257.8560 contrary to law. <br /> 425.257.8569 fax <br /> codeenforcement@everemva.gov IPMC 106.1 Unlawful acts. <br /> • www.everettwa.gov It shall be unlawful for a person,firm or corporation to be in conflict with or in <br /> violation of any of the provisions of this code. <br /> , 2 <br />
