Finding N1: The project site is zoned B-1, Neighborhood <br />Business.and the improvements consist of an approximately <br />20,000 square foot office building on a 2.3 acre site. <br />The B-1 zone allows one lighted or unlighted free standing <br />or pole sign 30 square feet in area serving a <br />multi -tenanted building on a single lot. In addition, <br />each separate business establishment is allowed one wall <br />sign or projecting sign limited to one square foot of <br />signage for each linear foot of the front wall of each <br />business establishment, not to exceed 30 square feet in <br />area. <br />This site is located on a busy arterial street and the <br />properties directly across the street are zoned B-2, <br />Community Business, which has no limit on the size or <br />number of signs. Many B-1 zones are located on <br />residential streets and are surrounded by residentially <br />zcned property, which is the reason for the signing <br />restrictions in the B-1 zone. <br />In addition, the new Comprehensive Plan adopted in 1987 <br />designates this area as Highway Commercial. The former <br />designation was Business/Light Commercial. <br />The applicant does nit wish to place separate signs on the <br />front of the building itself for each business <br />establishment as the code allows, since the face of the <br />building is stucco and it would spoil the aesthetics of <br />the building. In addition, the building is set back <br />approximately 160 feet from the street and so the signs on <br />the face of the building would not be effective. <br />The ?Applicant is proposing to remove an existing free <br />standing sign directly south of the driveway if this <br />variance is granted. <br />
