17215 Smokey Point Drive
Arlington, WA 98223
Dec. i., 1987
City of Everett Planning Department
City Hall.
Everett, WA
Gentlemen:
We hereby request a variance to construct a sign according to the enclosed
application.
We have been approached by all of our tenants in the existing office
building who contend that it is a hardship upon them to attempt to conduct
business without this exposure.
The construction of the office building does not lend itself to the
attachment of a sign, as the exterior is stucco. In addition, the distance
to the building from the street hinders the attention of passersby. We would
therefore prefer not to attach signs on the building as permitted under our
present B-1 zoning.
We are situated directly across from B-2 zoning (West side), which allows
much larger signage. This places undue competition upon the businesses in
our building and gives an advantage to those across the street. On the East
side, which is the residential area, the visibility of the proposed sign
would be blocked by the building. The sign would not be detrimental to
either the Shell station on the North or to the LDS Church on the South.
The new comprehensive plan for this area has been upgraded to 4.2 Highway
Commercial. Therefore we are in compliance for the general purpose and
intent for the area, and are justfied in applying for this variance.
Thank you for +our kind attention to our application.
Sincerely,
Mary Ann Monty
partner
MGR PARTNERSHIP
FXHIBIT 3
NARLATIVE STATEMENT
