The site is located adjacent to the central business district of the City's downtown core area. Approximately <br /> 40%of the gym's membership consists of employees who work downtown and walk to the site during the peak <br /> usage times,on weekdays. The site is also located along the bus lines, so public transportation is available to <br /> and from the site. <br /> 3. A parking evaluation detertnination was prepared by ShockeylBrent, Inc.which concluded that based upon the <br /> site's location approximately 40%of the users walk to the site during the peak usage times,on weekdays. And <br /> for the remainder of the weekday users, assuming a lwo-hour workout and all single occupancy vehicles, the <br /> maximum parking demand would be about 25 spaces at any given time. This would represent less than haif of <br /> the parking spaces that will actually be provided for the site. The parking evaluation prepared by <br /> Shockey/Brent Inc.,concludes that the request for 10% reduction in the required parking is justified and that <br /> the request satisfies the criteria contained in Section 34.070 of the City's Zoning Code as listed above. <br /> The City of Everett's Traffic Engineer reviewed the request for parking reduction and the parking evaluation <br /> determination prepared by ShockeylBrent Inc. and recommended that the request be approved. <br /> Right to Appeal: The applicant or an owner of property located adjacent to the subject property may appeal the <br /> Planning Director's detertnination as to whether or not the proposal should be permitted. Any such appeal must be <br /> filed within fourteen (14) calendar days of the date specified below. Appeal fortns are avaiiable from the Planning <br /> Department and must be submitted along with the required filing fee.
