/7./%‘ Am <br /> ORDINANCE NO. 2847-05 <br /> An Ordinance Approving An Amendment To the <br /> Comprehensive Plan Map Designation from Multiple Family(1.7) <br /> To Multiple Family(1.8) and A Rezone From R-4 to R-5H Multiple Family, <br /> Conditioned Through Use of a Development Agreement On A Property Located <br /> East of Rockefeller Avenue Between 26th Street and A Point North of Everett Avenue <br /> The Rockefeller Ave L.L.C. Rezone <br /> WHEREAS, the City of Everett adopted a new Comprehensive Plan in August, 1994, in <br /> conformance with the Washington State Growth Management Act; and <br /> WHEREAS, the Growth Management Act, codified as Chapter 36.70A, allows for <br /> Comprehensive Plans to be amended on an annual basis; and <br /> WHEREAS, the City of Everett initiated its 2004 annual comprehensive plan amendment <br /> process in July, 2004,which included consideration of Land Use Map amendments and rezone <br /> applications initiated by property owners; and <br /> WHEREAS, Rockefeller Ave L.L.C. submitted an application to amend the Comprehensive <br /> Plan land use designation from Multiple Family(1.7)with an allowed density range of 30 to 50 <br /> dwelling units per acre to Multiple Family(1.8)with unlimited density and a rezone from R-4 to <br /> R-5H for a property located east of Rockefeller Avenue between 26th Street and a point north of <br /> Everett Avenue (Exhibit"A"); and <br /> WHEREAS, the Planning Commission held two public hearings on February 15 2005, <br /> continued to March 1, 2005, where testimony from the public, staff and the applicant was <br /> received and considered; and <br /> WHEREAS, the applicant's presentations included descriptions of a proposed building and possible <br /> understructure parking that would be enabled by the R-5 zone; and <br /> 1 <br />
