X. MANAGEMENT OF THE PROJECT <br /> A. In General <br /> The Owner agrees: <br /> 1. To keep the Premises in good condition and repair; <br /> 2. After completion of the Project, not to remove or demolish any building on the <br /> Property; <br /> 3. To complete or restore promptly and in good and workmanlike manner any building <br /> on the Premises that may be constructed, damaged, or destroyed after completion <br /> of the Project, and to pay when due all claims for labor performed and materials <br /> furnished therefor; <br /> 4. To comply with all laws affecting the Premises or requiring any alterations or <br /> improvements to be made; <br /> 5. Not to commit or permit waste thereof; <br /> 6. Not to commit, suffer, or permit any act upon the Property in violation of law; and <br /> 7. To do all other acts which from the character or use of the Premises may be <br /> reasonably necessary to preserve and conserve its value. <br /> B. Resident Eligibility <br /> 1. Residents shall not be required to have residency in a specific service area in order <br /> to be eligible tenants. <br /> 2. Residents shall not be denied occupancy due to inability to pay. <br /> 3. Residents have a right to equal access and shall not be discriminated based on <br /> age, ancestry, color, creed, marital status, national origin, political ideology, race, <br /> religion, sexual orientation, or the presence of a physical, mental or sensory <br /> disability or the use of a trained dog guide or service animal by a disabled person. <br /> C. Occupancy Procedures <br /> The Owner shall establish reasonable rules of conduct and occupancy for the Project <br /> which shall be consistent with state and federal law. The rules shall be in writing and <br /> shall be given to each resident. <br /> D.
