Please review and <br /> respond to the comments below. <br /> Architectural <br /> 1. On Sheet A2, the detail regarding the handrails appear to be missing the handrail <br /> extensions at the top and bottom of the stairway per IBC 1014.6. Please indicate these <br /> on the plans. <br /> 2. The handrails for the stairway appear to have insufficient detail to construct from the <br /> drawings. For instance, the number of connectors, the spacing, and the framing that the <br /> handrails need to be attached on both sides of the stairway appear to be missing from <br /> the drawings. Please indicate per IBC 107.2.1. <br /> 3. The guardrails at the edge of the mezzanine appear to have insufficient detail to construct <br /> from the drawings. For instance,the callouts for the connectors, the spacing of the posts <br /> appear to be missing from the drawings. IBC 107.2.1. <br /> Structural <br /> 4. From the drawings, it unclear what the design live load is for the mezzanine. From the <br /> permit calculations, it appears to be 125 psf on the design of the beams, but is listed as <br /> 40 psf on the General Design Criteria sheet. Please indicate on the plans which design <br /> case was used and update drawings to reflect the proposed design loading. IBC 1603.1.1. <br /> 5. If the storage live load of 125 psf is being proposed, please include 25% of this weight in <br /> the effective seismic weight of the proposed mezzanine per ASCE 7-10 Sec 12.7.2.
