•
6. Please verify the R-factor used on the design of the shear walls as it appears that what is
proposed is wood structural panel sheathing, but R-factor indicated in the permit
calculations is 2.5.
7. For the guardrails and handrails, it is unclear if the current design/detail is sufficient to
resist the 200 lb point load or 50 plf uniform loading per IBC 1607.8. Please provide
details and calculations to demonstrate that the rails can withstand this loading criteria.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two new sets of revised construction documents reflecting the corrections
requested. Please include a response letter which indicates how the corrections were resolved.
All codes cited refer to the 2015 International Property Maintenance Code (IPMC), 2015
International Building Code (IBC), 2015 International Existing Building Code (IEBC), the 2015
International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and/or the 2015
Washington State Energy Code (WSEC), as amended by the State of Washington and adopted
by the City of Everett. The current IBC referenced standard for accessible design is the 2009
"Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and
standards may be more restrictive.
These comments address building issues only. Additional revisions or additions may be required
by other departments (such as Utilities, Traffic, Planning or Fire). All required submittals must
be of sufficient detail and information to ensure that the proposed structure will be constructed
in compliance with all adopted codes.
Sincerely,
James Bronder, P.E., S.E.
Associate Engineer
Plans Examiner
•
0 3002 Wetmore Ave. 0425.257.8800 everettpw@everettwa.gov
Everett, WA 98201 425.257.8882 fax everettwa.gov
