Roberts <br />Direcfw <br />You have asked our DepaRment to advise the Children's Museum in addressing <br />the parkirg requirements under City of Everett codes should you acquire the <br />property at 1502 Wall Street (the building). I appreciate that you have a Board of <br />Director's meeting next week, and, unfortunately, this question will not be <br />resolved by that meeting. NeveRheless, I will set forth an approach to address <br />the Museum's parking needs within the frameworic of the City's codes. <br />The building has been permitted with the existing parking as it is, and you are <br />allowed !o use/occupy the building provided you do not substantially alter the <br />building or the parking. This means that the Museum can occupy the building <br />without providirig additional parking or may choose to phase redevelopment to <br />preserve existing parking as long as possible to meet your needs. However, as <br />you have indicated in our discussions, the Museum pians to alter the use of the <br />building, using the mof area (now used fer parking) as an outdoor play area. <br />This alteration will likely trigger a review under City codes, resulting in additional <br />parking requirements. <br />The :,ity code currently requires 1 parking space for every 400 square feet of <br />floor space for museums. In response to the Museum's needs, Ciry parking <br />requirements can be modified in one of two ways: by the administrative action of <br />the planning director for up to 10% of the parking, or by a parking variance <br />through the Board of Adjustment. Following our review of the Museum's needs <br />and a tour of the building it is clear that an administrative adjustment of up to <br />10% is not likely to provide sufficient parking to meet the projected needs of the <br />Museum.
