Aboair <br /> ORDINANCE NO. 2310-98 <br /> An Ordinance Amending Ordinance #1671-89, as amended by Section 10 of <br /> Ordinance #2146-96 (EMC 19.07.020), Zoning Code Regulations <br /> for Buildings which are Accessory to Single Family Uses. <br /> WHEREAS, the City of Everett established a new Zoning Code in 1989, with the <br /> adoption of Ordinance #1671-89; and <br /> WHEREAS, the Zoning Code includes regulations regulating the size, height and <br /> location of accessory buildings on lots in single family zones; and <br /> WHEREAS, the City has periodically amended the Zoning Code regulations pertaining to <br /> accessory buildings; and <br /> WHEREAS, the maximum size permitted for a detached accessory building in the R-S, <br /> R-1 and R-2 zones is 15% of the lot area, or 1,000 square feet, whichever is less; and <br /> WHEREAS, EMC Section 19.41.170 allows the Planning Commission to initiate <br /> amendments to the Zoning Code; and <br /> WHEREAS, a citizen has asked the Planning Commission to consider possible changes <br /> to the Zoning Code regulations to allow for larger accessory buildings in the R-S, R-1 <br /> and R-2 zones; and <br /> WHEREAS, the Planning Commission held two public workshops and two public <br /> hearings to consider public input concerning possible amendments related to the size, <br /> design, location, and height of accessory buildings; and <br /> WHEREAS, the Planning Commission has recommended that the City Council amend <br /> the regulations for detached accessory buildings in the R-S, R-1 and R-2 zones; and <br /> WHEREAS, the City Council finds that the proposed amendments to the Zoning Code: <br /> 1) are consistent with the Everett Growth Management Comprehensive Plan; <br /> 2) bear a substantial relation to the public health, safety and welfare; and <br /> 3) promote the best long term interests of the Everett Community. <br />
