,"(/ <br /> ORDINANCE NO. 2480-00 <br /> An Ordinance Amending the Zoning Map of the City of Everett as provided by Ordinance No. <br /> 1671-89, as amended, Rezoning Certain Property Located at the Northwest Corner of 19th <br /> Street and McDougall Avenue from R-2 (Single Family Medium Density) to B-2 (Community <br /> Business), and Confirming Compliance with the Terms of Resolution No. 4827. <br /> WHEREAS, Bartell Drug Company applied for a rezone of property located on the northwest <br /> corner of 19th Street and McDougall Avenue, the legal description of which is: <br /> Plat of Everett Division `K', Block 363, Lots 17-18 <br /> for the purpose of constructing a parking lot; and <br /> WHEREAS, Bartell Drug Company agreed to limit use of the subject property to off-street <br /> parking for the use of the retail business located to the west of the above described lots at <br /> 1825 Broadway, and has agreed to certain specified standards for the development of said <br /> parking lot; and <br /> WHEREAS, the City Council did pass Resolution No. 4827 on November 3, 1999, which <br /> declared the City's Intent to Rezone the subject property upon compliance with the terms and <br /> conditions of Resolution No. 4822 including the completion of the construction of the parking <br /> lot; and <br /> WHEREAS, the City Council finds that: <br /> 1. The rezone is consistent with the Everett General Plan. <br /> 2. The rezone bears a substantial relation to the public health, safety, and welfare; <br /> and promotes the best long-term interests of the Everett community. <br /> 3. The terms of the Resolution that limit the use of the property and establish <br /> standards for the development of the area proposed to be rezoned, are sufficient <br /> to mitigate adverse impacts upon existing or anticipated land uses in the <br /> immediate vicinity of the subject property; and <br /> WHEREAS, Bartell Drug Company has complied with the terms of the Resolution of Intent to <br /> Rezone, Resolution No. 4827; <br />
