ORDINANCE NO. 2250-97 <br /> An Ordinance Amending Ordinance #1671-89, as amended, by Rezoning the 40 acre <br /> "Marc Bhend Property" Located in Southwest Everett from M-M (Business Park) with <br /> Concomitant Agreement to M-1 (Office and Industrial Park), Repealing Ordinance No. <br /> 888-82, and Repealing the Concomitant Agreement to Ordinance No. 888-82. <br /> WHEREAS, the City of Everett adopted Ordinance No. 888-82, amending the Zoning <br /> Map for a parcel of land containing approximately 40 acres owned by Mr. Marc Bhend, <br /> located on the west side of 36th Avenue West, north of Seaway Boulevard by rezoning <br /> the property from R-S (Suburban Residential) to M-M (Business Park) with a <br /> concomitant agreement; and <br /> WHEREAS, Mr. Bhend has applied a rezoning of said parcel of land from M-M with a <br /> concomitant agreement to M-1 (Office and Industrial Park), and <br /> WHEREAS, the City Council finds: <br /> 1. The Planning Commission held a Public Workshop on September 30, 1997 to review <br /> the proposed rezone; <br /> 2. The Planning Commission held a Public Hearing on October 7, 1997 to consider the <br /> requested rezone and recommended that the City Council approve said rezone; <br /> 3. The proposed M-1 zoning is consistent with and implements the "Office and Industrial <br /> Park" land use designation of the Everett Growth Management Comprehensive Plan; <br /> 4. The development standards of the M-1 zone and the mitigation requirements <br /> established by the Southwest Everett Subarea Plan and EIS are sufficient to mitigate <br /> impacts to the abutting residential areas, thereby providing for the public health, safety <br /> and welfare; <br />
