20. After the County Auditor of Snohomish County has filed for record <br /> the final plat, the subdivider shall furnish the City Engineer of the <br /> City of Everett two copies of the filed and recorded plat. One copy <br /> shall be on tracing cloth or mylar trimmed to the size of 18" x 22" <br /> and one copy on cloth backed material, of the same kind furnished <br /> by Kroll Map Company to the Snohomish County Auditor, trimmed <br /> to the size of 17-1/2" x 25-1/2". Both copies shall have identical <br /> information. <br /> B. Minimum Standards of Design and Layout: <br /> In the planning of a plat, subdivision, or dedication, the subdivider <br /> shall prepare his proposed plat in conformance with the following <br /> provisions: <br /> Provisions of the Comprehensive Plan <br /> 1. Land which the Planning Commission has found to be unsuitable for <br /> subdivision due to flooding, bad drainage, steep slopes, rock <br /> formations, or other features likely to be harmful to the safety <br /> and general health of the future residents, and which the Planning <br /> Commission considers inappropriate for subdivision shall not be <br /> subdivided unless adequate methods, approved by the City <br /> Engineer, are planned for overcoming these conditions. <br /> 2. Those areas of the City where topographical slopes are ten <br /> percent or more shall be subdivided in conformance with any <br /> additional requirements which the City Engineer shall provide <br /> to any subdivider at the time of tentative approval by the Planning <br /> Commission. Such additional requirements shall be secured from <br /> the appropriate departments by the City Engineer. <br /> 3. The proposed plat shall provide for such requirements contained <br /> in the official plan or portions thereof for the City of Everett. <br /> 4. The subdivider shall dedicate, or make available for public <br /> acquisition by purchase, such lands in the area to be subdivided <br /> as are designated by the Official Comprehensive Plan for <br /> educational and recreational purposes. <br /> Street and Block Layout <br /> 1. Street layout shall conform to the most advantageous development <br /> of adjoining areas and the entire neighborhood, and shall provide <br /> for the following: <br /> a. Continuity of appropriate streets and arterials; <br /> (6) <br />
