• <br /> that residential streets shall be paved to a minimum width of <br /> 36 feet curb to curb. (Permanent dead-end streets may be <br /> 32 feet curb to curb. ) <br /> When a proposed plat is located abutting an existing street right- <br /> of•way of lesser width than set forth in the above-mentioned <br /> design standards, the developer will be required to deed <br /> additional right-of-way for the existing street. <br /> 2. Alleys or easements shall be provided along rear and/or side <br /> lot lines as required. Alleys shall have a minimum total width <br /> of 24 feet. Easements shall have a minimum total width of 10 <br /> feet. Easements of the same or greater width may be required <br /> along the lines of or across lots, where necessary for the <br /> extension of existing or planned utilities. No permanent structure <br /> or building may be erected on an easement. <br /> 3. At street intersections in residential areas, property line <br /> corners shall be rounded by an arc, the minimum radius of <br /> which shall be ten feet, <br /> 4. Street pavement centerlines shall coincide with right-of-way <br /> centerlines. <br /> Lots <br /> 1. Every lot in the subdivision shall abut on a street; <br /> 2. Lots shall be a minimum of 80 feet in depth; <br /> 3. Lot dimensions shall conform to the requirements of the <br /> zoning ordinance; <br /> 4. Corner lots for residential use shall have extra width to permit <br /> appropriate building setback from and orientation to both streets; <br /> 5. Lots having frontage on two streets shall be avoided wherever <br /> possible; <br /> 6. Residential lots fronting on community arterials shall be at <br /> least 120 feet in depth; <br /> 7. Side lot lines shall be within 20 degrees of perpendicular to the <br /> centerline of the street on which the lot faces; <br /> 8. Interior lot lines shall be straight, or composed of straight <br /> line elements; <br /> 9. Corner lots shall be graded to provide sufficient sight clearance <br /> at intersections. <br /> (8) <br />
