� <br />Finding: Landscape Category A applies. Category A requires a ten-foot wide landscape <br />strip along Racker Avenue and 44'" Street. There is inadequate iandscaping between the <br />existing parking lot and sidewalk. Subsection 35.030.A of the City of Everett Zoning <br />Code requires landscaping to be brought into confortnance with current standards if the <br />value of the new consWction is equal or greater than 35% of the assessed value of the <br />existing structure. <br />Conclusion: A landscaped strip of approximately ten feet in width must be installed <br />between where lhe new sidewalk will be placed (approximately 2.5 feet from the property <br />line) and the parking lot. The communication facility's equipment compound will be <br />surrounded with a five-fool wide landscape strip. Required landscaping must be installed <br />prior to operation of the site. <br />8. The generation of nuisance irritants such as noise, smoke, dust, odor, glare, visual <br />blight or other undesirable impaMs. <br />Finding: By itself, this utility pole does generate visual blight. However, mixed in with <br />all the other utilities, signs, and buildings in the area, it does not generate any significant <br />amount of visual blight. <br />Conclusion: The communication facility will not generate significant amount of noise or <br />other undesirable impacts. <br />9. Consistency with the gosls aod policies of the Everett General Plao for the area and <br />land use desigoatlon in which the property is located. <br />Fioding: The site is designated 4.4, Mixed Use Commercial — Multiple Family, on the <br />City of EveretPs Comprehensive Plan map. <br />Conclusion: The use is consistent with the General Plan. <br />10. Compliance with the provisions of this Ordinance and other City, State and Federal <br />regulations. <br />Finding: All necessary building and associated pennits must be obtained for the proposal <br />prior to construction. <br />Conclusioo: The proposal will comply �vith the provisions of the City's Zoning Code <br />and the applicant must obtain any required State and/or Federal petmits. <br />11. Accessibility to public transit, and traffic reduction measures proposed by the <br />applicaot to reduce dependence of the proposed use on the automobile. <br />Finding: The site will be unmanned.
