Determination from the City may be based on past or current <br /> knowledge of drainage problems of the project site, or existing information indicating <br /> problem areas. All outfalls require energy dissipation. <br /> The project creates or adds 2,000 square feet, or greater, of new, replaced, or total of new <br /> plus replaced impervious surface area, therefore the project must comply with minimum <br /> requirements #1 through #5. <br /> This stormwater site plan addresses Preservation of Natural Drainage Systems and Outfalls, <br /> as applicable. See Sections II and VIII for more information regarding the existing <br /> discharge to the municipal stormwater system. <br /> Minimum Requirement #5: On-site Stormwater Management <br /> On-site stormwater management BMPs shall be provided to infiltrate, retain, and disperse <br /> stormwater runoff on-site to the maximum extent feasible without causing flooding or <br /> erosion impacts. The on-site stormwater management BMPs in the Manual, shall be <br /> provided, where feasible, to reduce the hydrologic disruption of developed sites. <br /> The project creates or adds 2,000 square feet, or greater, of new, replaced, or total of new <br /> plus replaced impervious surface area, therefore the project must comply with minimum <br /> requirements #1 through #5. <br /> This stormwater site plan addresses On-Site Stormwater Management; see Section III for <br /> more information. <br /> Minimum Requirement #6: Runoff Treatment <br /> Runoff treatment including oil control, enhanced treatment and/or basic treatment may be <br /> required. Treatment to achieve Oil Control shall be applied to projects that have "high- <br /> use" areas. High use areas are those that typically generate high concentrations of oil due <br /> to high traffic turnover or the frequent transfer of oil. Enhanced treatment for reduction in <br /> dissolved metals (unless the project site discharges directly to the Puget Sound or to the <br /> Snohomish River and its estuary) is required for Commercial project sites that disturb an <br /> acre or more of land, or that are part of a larger common plan of development or sale that <br /> will disturb an acre or more of land. Basic treatment is required for all other developments <br /> meeting the thresholds specified in the Manual. <br /> The project creates or adds 5,000 square feet total of effective, new and/or replaced <br /> pollution-generating impervious surface (PGIS), therefore the project must comply with <br /> minimum requirement#6. <br /> This stormwater site plan addresses Runoff Treatment; see Section VIII for more <br /> information. <br /> Minimum Requirement #7: Flow Control <br /> For project sites that disturb an acre or more of land, or that are part of a larger common <br /> plan of development or sale that will disturb an acre or more of land, stormwater <br /> Everett Mall Plaza Parcel Ill Retail Expansion Stormwater Site Plan Page 6 <br />
