The pre-developed condition to be matched shall be <br /> a forested land cover, unless otherwise allowed by the Manual. <br /> The project improvements do not: add net new impervious surface to the project, increase <br /> the 100 year storm runoff, or exceed 50% of the value of the existing site improvements. <br /> Therefore the project is not required to comply with minimum requirement #7. <br /> However, this stormwater site plan discusses Flow Control; see Section VIII for more <br /> information. <br /> Minimum Requirement #8: Wetlands Protection <br /> The discharge to wetlands shall maintain the hydrologic conditions, hydrophytic <br /> vegetation and substrate characteristics necessary to support existing and designated uses. <br /> The project does not directly or indirectly discharge into a wetland, therefore the project is <br /> not required to comply with minimum requirement#8. <br /> However, this stormwater site plan discusses the downstream drainage system; see Section <br /> II for more information. <br /> Minimum Requirement #9: Operation and Maintenance <br /> A Maintenance Plan that is consistent with the provisions in the Stormwater Management <br /> Manual shall be provided for all proposed stormwater facilities and BMPs along with the <br /> name(s) or the party (or parties) responsible for operation and maintenance. At private <br /> facilities, a copy of the Maintenance Plan shall be retained on-site or within reasonable <br /> access to the site and shall be transferred with the property to subsequent owners. A <br /> tracking log shall be kept and available, containing all maintenance activity that indicates <br /> what actions shall be taken. <br /> Due to the requirement of minimum requirement #6 above, an operation and maintenance <br /> plan is required. <br /> This stormwater site plan addresses Operation and Maintenance; see Section VIII for more <br /> information. <br /> ll. Site Assessment <br /> Topography <br /> The property varies in elevation from 518' to 534' (NAVD 88) with grades varying from <br /> 1.5% in paved areas to 70% in the landscaped area along the north/northeast property <br /> lines. An existing 2' —4' rockery is located adjacent to the landscaping along the <br /> north/northeast property lines.
