There are also
several raised planters at the front of the store and a 2,350 square foot landscaped area
abutting the east side of the existing building. Additional perimeter landscaping is located
along the Everett Mall Way Right-of-Way (ROW). See Figure 2 in Appendix A for the
existing basin map.
Drainage
Stormwater from the project area is presently collected onsite by curbs, gutters, catch
basins and a network of underground conveyance pipe. Runoff is directed to one of four
underground detention pipes. From the detention pipes stormwater conveys to a flow
control structure, located near the southern site entrance onto Everett Mall Way, which
discharges to the City stormwater system in Everett Mall Way. Per information provided
by the City of Everett, the system travels south down West Mall Boulevard and enters the
Everett Mall stormwater facilities at the south end of West Mall Boulevard. The Everett
Mall stormwater facilities discharge into Silver Lake Creek at approximately 1300 100`h
Place S.E. which flows into Silver Lake.
Soils
Per the Geotechnical Report, prepared by Terracon Consultants and dated June 8, 2011,
the site consists of very loose to medium dense silty gravelly sand and silty sand with
gravel interpreted as fill material. The fill material was underlain by medium dense to very
dense silty gravelly sand, which was interpreted as glacial till.
The site is mapped as Alderwood-Urban land complex Urban Land (Ur) according to the
USDA Natural Resource Conservation Service, Soil Survey for Snohomish County Area,
Washington. The soil is assigned a Hydrologic Soil Group C rating.
Ground Cover
The existing project area is fully developed with a retail building, parking lot, drive-aisles,
parking lot landscape and perimeter landscape.
Critical Areas
Based on a Critical Areas Reconnaissance Letter prepared by the Watershed Company and
dated February 14, 2011, there are no critical areas on or adjacent to the site.
Additionally, for the purposes of addressing Minimum Requirement #8 there are no known
or observed wetlands onsite, and the downstream facilities and water bodies (City of
Everett storm system, Everett Mall stormwater facility, Silver Lake Creek, and Silver Lake)
are not classified as wetlands to the best of our knowledge. Therefore, no additional
requirements apply to the project related to Minimum Requirement #8.
Adjacent Areas
Everett Mall Plaza Parcel Ill Retail Expansion Stormwater Site Plan — Page 8
