There are also <br /> several raised planters at the front of the store and a 2,350 square foot landscaped area <br /> abutting the east side of the existing building. Additional perimeter landscaping is located <br /> along the Everett Mall Way Right-of-Way (ROW). See Figure 2 in Appendix A for the <br /> existing basin map. <br /> Drainage <br /> Stormwater from the project area is presently collected onsite by curbs, gutters, catch <br /> basins and a network of underground conveyance pipe. Runoff is directed to one of four <br /> underground detention pipes. From the detention pipes stormwater conveys to a flow <br /> control structure, located near the southern site entrance onto Everett Mall Way, which <br /> discharges to the City stormwater system in Everett Mall Way. Per information provided <br /> by the City of Everett, the system travels south down West Mall Boulevard and enters the <br /> Everett Mall stormwater facilities at the south end of West Mall Boulevard. The Everett <br /> Mall stormwater facilities discharge into Silver Lake Creek at approximately 1300 100`h <br /> Place S.E. which flows into Silver Lake. <br /> Soils <br /> Per the Geotechnical Report, prepared by Terracon Consultants and dated June 8, 2011, <br /> the site consists of very loose to medium dense silty gravelly sand and silty sand with <br /> gravel interpreted as fill material. The fill material was underlain by medium dense to very <br /> dense silty gravelly sand, which was interpreted as glacial till. <br /> The site is mapped as Alderwood-Urban land complex Urban Land (Ur) according to the <br /> USDA Natural Resource Conservation Service, Soil Survey for Snohomish County Area, <br /> Washington. The soil is assigned a Hydrologic Soil Group C rating. <br /> Ground Cover <br /> The existing project area is fully developed with a retail building, parking lot, drive-aisles, <br /> parking lot landscape and perimeter landscape. <br /> Critical Areas <br /> Based on a Critical Areas Reconnaissance Letter prepared by the Watershed Company and <br /> dated February 14, 2011, there are no critical areas on or adjacent to the site. <br /> Additionally, for the purposes of addressing Minimum Requirement #8 there are no known <br /> or observed wetlands onsite, and the downstream facilities and water bodies (City of <br /> Everett storm system, Everett Mall stormwater facility, Silver Lake Creek, and Silver Lake) <br /> are not classified as wetlands to the best of our knowledge.
