Prior to the <br /> development of Bob's Burger and Brew in 2010 their property was a part of the subject <br /> property and the existing stormwater system design included this area as a parking lot. The <br /> development of Bob's Burger and Brew also included stormwater facilities to meet the <br /> stormwater requirements at that time. <br /> 111 Existing retail developments to the west of the project area are fully developed and do not <br /> substantially run-on to the project area except as noted below. <br /> There is onsite run-on from the access drives and properties south and west of the <br /> property. According to the original design plans for the site, the access drives south and <br /> west of the property were intended to be crowned. Based on the most recent survey <br /> prepared by PACE Engineers this is not the case. No changes are proposed to the access <br /> drives at this time as the run-on is limited. There are no apparent detention or flow control <br /> issues related to the off-site run-on at this time. The area is delineated on the basin map <br /> included in Appendix A. <br /> ill. Site Development Plan w/On-Site Storm water <br /> Management <br /> Per the Manual the following site design strategies shall be considered when Minimum <br /> Requirement#5 must be met on a project site. In addition to a list of strategies please find <br /> below a brief discussion of the feasibility of each strategy: <br /> 1. Retaining the duff layer, native topsoil, and natural vegetation in-an undisturbed state to <br /> the maximum extent practicable. <br /> Limited areas of the site are covered in natural vegetation; mature vegetation is <br /> present along the north/northeast site boundaries. This existing vegetation will be <br /> preserved and protected during construction. This item is addressed to the <br /> maximum extent feasible. <br /> 2. Retaining to the maximum extent practicable the features on the site that provide <br /> natural stormwater management. <br /> The only 'natural' areas onsite that provide stormwater management are listed per <br /> item 1 above. This item is addressed to the maximum extent feasible. <br /> 3. Maintaining predevelopment flow path lengths and natural drainage patterns whenever <br /> possible. <br /> The pre-developed condition as defined in the Manual glossary is the existing <br /> condition.
