Plan Check Number: B1907-001, First Building Review <br /> 1225 E Casino Road, Everett, 98203 <br /> August 7, 2019 <br /> Page 3 <br /> Response to Structural Correction Item #4: <br /> The new foundation detail (2/S-3.00) applies to all of the original residence.The plan was <br /> updated to clarify this. The existing addition support posts and foundations are in an <br /> acceptable state and do not require replacement. <br /> Structural Correction Item #5: <br /> The Repair Plan 2/S-1.00 specifies a maximum foundation spacing of 7 feet. The plan also <br /> specifies a maximum jack spacing of 6 feet for the south end of the building,which is also <br /> noted as being equally spaced between the foundations. The two spacing requirements <br /> appear to potentially conflict. The drawing should be reviewed and revised as needed. See <br /> IBC Sections 107.2.1 and 1603.1. <br /> Response to Structural Correction Item #5: <br /> The repair plan (2/S-2.00) has been updated to clarify the extent of the 6-foot and 7-foot <br /> spacings.The spacing requirements for the addition were modified to clarify that the existing <br /> spacing of the support posts is 6-feet, while the smart jacks shall be equally spaced between <br /> adjacent support posts. <br /> Structural Correction Item #6: <br /> The concrete foundation sizes have been determined based on a proposed allowable soil <br /> bearing strength of 2,000 psf. The project does not include a geotechnical report and has <br /> referenced IBC Table 1806.2 for the presumptive values. Based on a lack of information on <br /> the site soils,the soil strength shall not exceed the lowest value of 1,500 psf. The <br /> foundation design shall be revised. <br /> Response to Structural Correction Item #6: <br /> The calculations were updated to the minimum 1,500 psf allowable soil bearing pressure. <br /> The footing detail (2/S-3.00) was updated per the increased minimum footing size. See <br /> geotechnical correction item #1. <br /> Structural Correction Item #7: <br /> The proposed construction of the concrete foundations appears intended to bear directly on <br /> the soils under the building with compaction or replacement with sound structural fill (e.g., <br /> compact gravel, etc). The structural engineer shall verify. Detail 2/S-2.00 shall include a <br /> note stating that verification of the minimum soil bearing strength shall be performed as <br /> required under the "Special Inspection"section of the General Notes on Sheet S-1.00 prior <br /> to constructing the foundations. See IBC Section 1705.6. <br /> Response to Structural Correction Item #7: <br /> Based on a site visit made by the engineering of record, the native soil meets the <br /> characteristics of the soil classification for the minimum 1,500 psf presumptive allowable <br /> bearing pressure. New concrete footings are intended to bear on native soil.
